Tips For Selling Your Home

Research real estate in your area.

We highly recommend that you do some of your own research into the real estate market in the local area. Check to see how much other property owners are asking, how long it takes them to sell and what price they end up getting. Attend open inspections of comparable properties in the area and imagine yourself in a buyer's shoes. How does your property measure up? If you don't have time to do this legwork, consider getting an independent market valuation.

Get your property 100% ready before you put it on the market.

Putting your property on the market before it is looking its best is not ideal. Once your property is on the market, potential buyers are already making judgements about its suitability and if the property is unclean, cluttered or unappealing when they first see it the chances are they won't come back six weeks later to see if you've spruced it up.

Get the range of your asking price right.

Of course this is easier said than done but it is important to have a realistic idea of how much your property is worth in the current market. Obviously you want to avoid asking too little, but it is just as important to avoid asking too much. If you do, you run the risk of putting off potential buyers before they even look at your property.

Open your house for inspection.

There is plenty of research to show that home-buyers prefer open inspections to appointment-only inspections. Also, if you've gone to the effort to have your property styled and/or you've hired furniture, it's important that buyers have maximum opportunity to inspect it.

Ensure your property is adequately advertised.

The promotion of your property is essential to selling it quickly. There's no use having it on the market or getting it styled if no one knows about it! We recommend you to have your property advertised as extensively as you can in newspapers and on the internet.
